I’m Nicolas Sigounis, a REALTOR® with EXIT Realty Matrix serving Ottawa and Eastern Ontario.

My job is not to tell clients what they want to hear. It is to give them the facts, explain the tradeoffs and build the right strategy for the decision in front of them.

For sellers, that means understanding the competition, preparing the property properly, positioning it for the right buyers and negotiating from a place of leverage. I use comparable sales, current competition, showing feedback and buyer behaviour to guide pricing and recommend the next move. The goal is a strong result on terms that make sense, without inflated promises or pressure.

For buyers, it means looking beyond the listing photos. I help clients compare value, location, condition, resale considerations and the financial consequences of the choice so they can move forward with confidence.

Before real estate, I spent more than twenty years in my family’s manufacturing business in Montreal, working across operations, engineering, process improvement, business development and major account relationships. That background trained me to diagnose problems, improve systems, negotiate carefully and stay calm when the stakes are high. I bring the same disciplined approach to every real estate decision.

I work throughout Ottawa and Eastern Ontario, including Russell, Embrun, Clarence-Rockland, Casselman, Limoges, Kemptville, Hawkesbury and surrounding communities. I also support clients exploring opportunities in Greece and the United States through trusted professional networks.

My professional designations include CIPS®, SRES®, RSPS®, CCGR® and CCSR®.

Outside real estate, I am a PADI Master Scuba Diver Instructor, a second degree black belt in Taekwondo, a violinist and an outdoorsman. Those interests reflect how I work: prepared, focused and steady under pressure.
